FHA

A government-insured home loan program many first-time buyers ask about. A loan officer will confirm what fits your property and home plans.

Conventional

Loans that follow standard agency guidelines rather than a government insurance program. Documentation, appraisal, and property type all affect what a lender can offer.

VA

For eligible veterans, service members, and surviving spouses. Eligibility is confirmed through a certificate of eligibility and the lender's review.

One-time close construction

Financing may pair eligible land with the home you plan to build under one closing. Plans, builder, budget, property eligibility, and applicant qualifications are reviewed.

Refinance an existing note

Existing owner-financed customers may be able to refinance into a traditional mortgage when both the property and borrower qualify.

Applicants must qualify. Program availability depends on occupancy plans, credit and income documentation, appraisal, and property eligibility. What is a one-time close construction or land and home loan?

It combines eligible land and planned home construction into one financing process and one closing. The lender reviews the plans, builder, budget, property, and applicant qualifications before approval.

Can I refinance my existing owner-financed note?

Possibly. Refinancing depends on your qualifications, the property, appraisal, documentation, and lender requirements. A licensed originator can review your situation.

I was denied by a bank before. Can I still talk to you?

Yes. A prior denial does not prevent you from having a conversation. Monica can explain the documentation generally requested and discuss possible next steps, but approval is never guaranteed.

Do I have to come to the Edinburg office?

No. You can begin by phone or email. The team will tell you whether an office visit is needed for any later step.

How is this different from owner financing?

Traditional mortgages are underwritten and approved by a lender under its program requirements. Owner financing is arranged directly between a property seller and buyer. This page focuses on traditional mortgage paths.
